What is the difference between a roof inspection and a roof survey?

The short answer

The terms are used loosely, so ask what is actually being provided. A roofing inspection generally assesses condition and identifies defects and options, with photographs. A survey usually implies a more formal, documented report, sometimes by a surveyor rather than a roofer, and often forms part of a property transaction.

What could this mean?

What matters is scope and documentation, not the label. Two things worth establishing in advance: how far the inspection goes, and what you get in writing at the end.

What this evidence cannot tell you

Neither an inspection nor a survey establishes the condition of concealed structure without access. Ask what will actually be examined and what will be excluded before comparing the two on price.

What should you be shown before agreeing to the work?

  • What areas are included
  • What access method will be used
  • What documentation is provided afterwards
  • Whether the findings are condition observations or formal advice
  • What falls outside the scope

Not every job needs every item. The point is that whatever is recommended should be supported by evidence you can see and a scope you can read.

Assessment
Aerial imagery records the visible external condition of the covering. It cannot establish the condition of underlay, timbers, fixings or concealed moisture paths, all of which need physical inspection.

The imagery gives a dated record to compare against later, and identifies which specific areas, if any, justify closer physical inspection.
