What should I ask if a roofer says I need a complete new roof?

The short answer

Ask what has failed, where the evidence is, and why a repair would not hold. Ask whether one slope could be renewed instead of the whole roof, what condition the fixings and underlay were found in, and what could not be inspected. A sound recommendation survives all of those questions comfortably.

A recommendation for full renewal with no close photographs of the defects behind it.

What it can mean
The evidence has not been shared with you, whatever its quality.
What else could explain it
The assessment may be well founded and simply not written down — asking usually clears it up.

What could this mean?

Renewal is sometimes exactly the right answer. The test is not whether it is recommended, but whether the evidence behind it can be shown and explained.

What should you be shown before agreeing to the work?

  • Close photographs of the defects that justify renewal
  • The condition of fixings, battens and underlay where examined
  • Why repair or partial renewal was ruled out
  • How many separate defects were found, and where
  • What could not be accessed or seen

Not every job needs every item. The point is that whatever is recommended should be supported by evidence you can see and a scope you can read.
