Repair or Re-roof?

Should I get a second opinion before agreeing to a new roof?

The short answer

For a full renewal, yes. This is the decision question — whether to seek a second assessment at all before committing — and on a sum that size it is entirely reasonable. A confident contractor will not object. Give the second roofer the same information, including any photographs you already have, so you are comparing assessments of the same roof rather than two different descriptions of it.

What evidence should you look for?

A recommendation for full renewal supported only by a general view of the roof.

What it can mean
The evidence behind the recommendation has not been shown to you.
What else could explain it
The assessment may be sound and simply poorly explained — asking usually resolves it.

Investigate · Inspection needed to confirm

What should you be shown before agreeing to the work?

  • Close photographs of the defects that justify renewal rather than repair
  • The condition of fixings, battens and underlay where they were examined
  • Whether partial renewal was considered, and why it was ruled out
  • A written scope covering materials, access and what is excluded
  • What the inspection could not access

Not every job needs every item. The point is that whatever is recommended should be supported by evidence you can see and a scope you can read.

What should you do next?

Ask each contractor the same three questions: what has failed, what evidence shows it, and why a repair would not hold.
