Roof Evidence & Repair Guide

Maintenance and roof lifespan

What actually extends the life of a roof here, what shortens it, and how often a roof in this climate is worth checking.

Answers in this topic

How long can natural slate roofing last?

The short answer

Good natural slate is one of the most durable coverings available and regularly outlives everything fixing it in place. That is why so many older slate roofs fail through slipping and nail corrosion rather than through the slate itself breaking down — and why a slipping slate roof is not automatically a spent one.

What evidence should you look for?

Slates that remain hard and flat, ringing rather than thudding when tapped.

What it can mean
The slate has service life remaining.
What else could explain it
Quality varies within a roof, so some slates may be spent while others are sound.

What should you do next?

Before accepting that a slate roof is finished, ask whether the slate or the fixings have failed.

Can preventative maintenance reduce roof repair costs?

The short answer

Usually, yes — mostly by dealing with small things while access is cheap and the consequences are small. Clearing gutters, removing heavy growth, repointing a short run of ridge and replacing a cracked slate cost far less than the water damage they prevent. Maintenance does not stop a roof ageing, but it stops avoidable failures.

What could affect the cost?

  • Gutter and valley clearance
  • Removing heavy moss and vegetation carefully
  • Repointing short runs of ridge or verge bedding
  • Replacing individual cracked or slipped coverings
  • Combining several items into a single access visit

What should you do next?

Group small jobs together so one access visit covers them all — it is usually the single biggest saving available on roof maintenance.

Can blocked gutters cause roof or wall damage?

The short answer

Yes, and it is one of the most common avoidable causes of damp. Blocked gutters overflow at the eaves, soaking fascias, wall heads and rafter feet. Water backing up can reach beneath the lowest course of coverings. Over a Cumbrian winter, that repeated wetting does more harm than most single roof defects.

What evidence should you look for?

Water overshooting the gutter in rain, staining down the wall, or plant growth in the gutter.

What it can mean
Rainwater is being delivered to the building instead of away from it.
What else could explain it
A split gutter or a failed joint produces the same picture without any blockage.

What should you do next?

Watch the gutters from the ground during heavy rain. Where water overshoots or runs down the wall tells you exactly where to look.
