Water that cannot escape, exposure to driven rain and wind, poor ventilation, and previous repairs done badly. Blocked gutters hold water at the eaves, heavy growth keeps the surface wet through freeze-thaw cycles, mastic patches conceal faults instead of fixing them, and unventilated lofts keep timber damp all winter.
