How long should a roof last?

The short answer

Lifespan depends on material, exposure, workmanship and maintenance rather than on a single published figure. Good natural slate can serve far longer than the nails holding it. Concrete tiles, felt and single-ply flat coverings all age differently. On exposed Cumbrian properties, the weakest component usually decides when work becomes necessary.

Coverings sitting true, gutters clear, no pattern of slipping.

A tidy surface can conceal perished underlay or corroding fixings beneath.

Think in components rather than in roofs. Fixings, underlay, leadwork, mortar bedding and the coverings themselves all have different lifespans, and the shortest one governs.

What this evidence cannot tell you

General lifespans do not predict any individual roof. Only inspection of your own roof gives a meaningful answer.
