Does an old roof automatically need replacing?
The short answer
No. Age on its own proves nothing. Plenty of Cumbrian roofs a century old are still performing because the slate is good, the fixings were right and the roof has been maintained. Others fail in thirty years through poor exposure or workmanship. Condition of the fixings and underlay decides it, not the date.
What evidence should you look for?
Original coverings intact, laid true, with no pattern of slippage.
- What it can mean
- The covering and its fixings are still doing their job.
- What else could explain it
- A sound-looking surface can sit over perished underlay that only shows once coverings are lifted.
Monitor · Inspection needed to confirm
What could this mean?
Treat age as a reason to inspect, never as a reason to replace. Ask anyone recommending renewal on the basis of age alone what evidence beyond the date supports it.
What this evidence cannot tell you
Condition below the covering cannot be judged from the surface, so a sound appearance is not proof of a sound roof either.

- Roof RepairsA roof repair fixes a localised fault — slipped slates, cracked tiles, failed flashing, a leaking valley or a split flat-roof seam — without replacing the whole roof. Most Cumbrian domestic repairs are completed in a single visit once the true cause of the leak has been identified.
- Slate RoofingSlate roofing uses natural or reclaimed slate laid in courses with a head lap set by the roof pitch and site exposure. It is the traditional covering across Cumbria and, correctly fixed, is among the longest-lasting roof coverings available.
What should you do next?
Ask for the fixings and underlay to be examined in at least two places on different slopes, and for photographs of what was found.
