When is a leaking roof an emergency?
The short answer
A leak becomes an emergency when water is entering in volume, is near electrics, is loading a ceiling, or the roof is open to the weather. Those conditions worsen within hours. A stain that appears slowly after heavy rain is a problem to book in, not one to pay emergency rates for.
What evidence should you look for?
A ceiling sagging or bulging, or water tracking near light fittings and cables.
