Why is water appearing around my chimney breast?
The short answer
Chimneys combine several vulnerable details in one place: flashings and soakers at the roof line, brickwork and pointing exposed on all four sides, a flaunching at the top and often an unused flue. Damp on a chimney breast can come from any of them, and staining alone does not identify which.
What evidence should you look for?
Cracked, lifted or mortar-filleted flashing where the stack meets the roof.
- What it can mean
- The junction is no longer sealed against driven rain.
- What else could explain it
- Saturated brickwork above the roof line can deliver water to the same place with sound flashings.
Repair soon · Inspection needed to confirm
Staining that is worse in the upper part of the chimney breast.
- What it can mean
- Water is entering high — flaunching, pot or upper brickwork.
- What else could explain it
- Salts left by an old, disused flue draw moisture and stain plaster without any current leak.
Investigate · Inspection needed to confirm
What could this mean?
Whether the chimney is in use matters. A capped but unventilated flue traps moisture and produces damp that no amount of roof work will resolve.
What are the realistic options?
Isolated repair
A single failed detail — flashing, flaunching or a short run of pointing.
Broader repair
Deteriorated brickwork on more than one face, or a stack that has moved.
A wider scope should be justified by what the evidence shows, not assumed.

- Chimney RepairsChimney repairs cover repointing, rebuilding, flaunching, flashing renewal, pot and cowl work and, where a stack is redundant, removal below the roof line. Chimneys are the most exposed masonry on a building and are the single most common source of roof leaks.
- LeadworkLeadwork is the formed metal detailing that waterproofs the junctions of a roof — chimney flashings, valleys, soakers, box gutters, dormer cheeks and parapet linings. Correctly sized and fixed lead outlasts almost every other component on a roof.
What should you do next?
Ask for close photographs of all four faces of the stack, the flashing junction and the flaunching before agreeing to any chimney work.
