Roof Evidence & Repair Guide
Roofing costs and quotations
What genuinely moves the price of roofing work, what a written scope should contain, and how to compare quotations that are not describing the same job.
Answers in this topic
How much does roof repair cost?
The factors that set the price of a roof repair — access, defect, materials and roof geometry — and why a figure without a scope means little.
How much does it cost to repair a leaking roof?
Why leak repairs are priced on diagnosis as well as materials, and what to expect when the cause is not yet confirmed.
Why can a small roof repair cost more than expected?
Why the size of a roof repair rarely matches its price: access, safety, minimum charges and the work needed to reach the defect.
What affects the cost of a new roof?
The variables behind a reroofing price: covering material, roof size and shape, timber condition, access and what the specification includes.
Why can two roofing quotations be very different?
How differences in scope, materials, access and diagnosis produce very different roofing quotations for what sounds like the same job.
Should a roofing quotation explain the cause of the problem?
Why a quotation that names the defect and its cause is more useful — and more comparable — than one that only lists the work.
Can a roof inspection make a quotation more accurate?
How close inspection reduces assumptions in a roofing quotation, and which unknowns remain until coverings are lifted.
Does scaffolding make roof repairs more expensive?
The short answer
It adds cost, but it is not an upsell. Scaffolding is required where work cannot be carried out safely from a ladder or tower — on steep pitches, at height, over fragile surfaces or where work takes sustained time. On smaller jobs it can be the largest single line, which is why combining work into one access period matters.
What could this mean?
A contractor who proposes a ladder where a scaffold is needed is not saving you money; they are transferring risk to the person on the roof.
What could affect the cost?
- Height, pitch and the area to be reached
- How long the work will take
- Ground conditions, pavements, highways licences and access
- Whether more than one elevation is involved
Related services
- Roof RepairsA roof repair fixes a localised fault — slipped slates, cracked tiles, failed flashing, a leaking valley or a split flat-roof seam — without replacing the whole roof. Most Cumbrian domestic repairs are completed in a single visit once the true cause of the leak has been identified.
- New Roofs and ReroofingReroofing means stripping the existing covering back to the rafters and rebuilding the roof with new membrane, battens, fixings and coverings. It is the right choice once slates or tiles are failing across whole slopes or the underlay has perished.
What should you do next?
Ask why the proposed access method was chosen, and whether the same scaffold could cover other outstanding work.
