How much does it cost to repair a leaking roof?
The short answer
Leak repairs are priced on two things: finding the cause and fixing it. Where the entry point is obvious, the work is straightforward. Where the water is travelling and the cause is not yet established, expect investigation to be priced separately — and be wary of a fixed price for repairing something nobody has identified.
What could this mean?
A quotation to trace the leak, followed by a quotation for the repair, is often the more honest sequence — and usually the cheaper one.
What could affect the cost?
- Whether the entry point is already identified or still has to be traced
- The detail involved: coverings, flashing, valley, chimney or flat roof
- Access to the affected part of the roof
- Any internal damage to timbers or insulation that needs attention
- Whether temporary protection is required first

- Roof RepairsA roof repair fixes a localised fault — slipped slates, cracked tiles, failed flashing, a leaking valley or a split flat-roof seam — without replacing the whole roof. Most Cumbrian domestic repairs are completed in a single visit once the true cause of the leak has been identified.
- LeadworkLeadwork is the formed metal detailing that waterproofs the junctions of a roof — chimney flashings, valleys, soakers, box gutters, dormer cheeks and parapet linings. Correctly sized and fixed lead outlasts almost every other component on a roof.
What should you do next?
Ask how the cause will be established, and what happens to the price if the investigation finds something other than expected.
