Area is only the starting point. Covering material, the number of valleys, hips and dormers, the condition of battens and timbers once stripped, access and scaffolding, waste disposal and the specification for underlay, ventilation and leadwork all move the figure substantially. Two roofs of the same size can differ widely in price for sound reasons.
